Demand for Flex Office Space Grows in Montgomery County and the Philadelphia Region

While commercial real estate brokers are working hard to find ways to make office spaces more enticing after the pandemic caused a major shift in how and where many companies work, there are several fields in the Philadelphia region that have ongoing high demand for office space, write Mike D’Onofrio and Taylor Allen for AXIOS.

Life sciences and bioscience are among the industries that are exhibiting this hunger for commercial real estate, as they continue to need more lab space. This is especially benefitting coworking spaces that cater to small startups in the life science sector.

Meanwhile, flexible office space is starting to recover slowly from the hit they took during the pandemic when flex office space fell by 9.2 percent nationwide after growing for almost a decade.

Flex offices come fully furnished, often with their own IT infrastructure.

They usually charge by the seat instead of for square-foot capacity. They also offer leases as short as one month, unlike typical office spaces that usually come with leases of five years or more.

Also, hybrid work environments are the new normal of Office Space, and some commercial real estate companies, like CBRE, which own The King of Prussia Town Center and DeKalb Plaza, believe flexible office leases will continue to rise in popularity.

To entice more companies, some flex office providers have started offering on-demand, pay-by-use memberships or subscription-based services.
