Developer Plans to Tear Down One Home, Build Six New Houses in Bryn Mawr
A developer in Lower Merion is planning to demolish one residence and build six new houses with access on a cul-de-sac in Bryn Mawr, writes Richard Ilgenfritz for the Main Line Times.
The Lower Merion Planning Commission reviewed the preliminary plans earlier this week and recommended the board of commissioners approve them.
According to the proposal, two lots – 1064 and 1080 – on Mt. Pleasant Road would be consolidated. The home at 1064 would be torn down. The developer would then create six new lots, each with a single-family home on it. Out of the combined 7.3 acres, 4.26 would be preserved as open space in compliance with the township’s open space preservation district overlay.
The 1080 lot would be cleared of the current vegetation that has turned into “a spotted lanternfly forest,” according to Chris Leswing, director of building and planning for Lower Merion. New landscaping would then be planted.
One area of dispute remains the cul-de-sac. The township staff wants it to be designated as a private road, while the developer is seeking for it to be classified as a public roadway.
