King of Prussia’s Village at Valley Forge from Realen Properties has been named Philadelphia Business Journal’s Project of the Year, writes Natalie Kostelni for Philadelphia Business Journal.

Thanks to the vision and perseverance of the project’s main developer Realen Properties along with financial partner, Northwestern Mutual Life, the long-term vision has finally turned into reality.

The former 126-acre golf course off North Gulph Road had been embroiled in litigation since the 1960s. Back then, Upper Merion Township started fighting to rezone the property. This turned into a lengthy process that eventually ended up in the state Supreme Court where it was resolved in 2003.

The delays meant that the project ran into the great recession. This prompted Realen President and CEO Dennis Maloomian together with their financial partner, to delay the project and invest primarily in infrastructure. Their patience paid off, and the dream has now come to fruition.

According to Maloomian, the plan for the Village at Valley Forge is considerably more urbanized than is usual for a suburban location. “It is a configuration that promotes walkability, convenience, neighbor interaction and a sense of community,” he noted.
