A Record-Breaking $200M Sale Could Be Coming to Collegeville

Providence Town Center in Collegeville could sell for $200 million as retail growth surges along Montgomery County’s Route 422 corridor.

Providence Town Center is back on the market, and the massive Collegeville shopping center could once again reshape Montgomery County’s retail landscape, writes Paul Schwedelson for The Philadelphia Business Journal.

The 760,000-square-foot development, anchored by Wegmans at Route 422 and Route 29, could trade for as much as $200 million, according to CBRE marketing materials.

If it reaches that number, the sale would eclipse the property’s previous $162 million transaction in 2022, which still stands as Pennsylvania’s largest single retail sale.

The center is currently 94% occupied and has signed more than 78,000 square feet of new leases since 2021. Over the past several years, Providence Town Center has added national brands including Cava, Honeygrow, Athleta, Club Studio, and Oola while replacing older tenants with higher-paying retailers and restaurants.

The listing reflects the continued growth happening throughout western Montgomery County, particularly around Collegeville and the Route 422 corridor. Residential expansion has helped fuel demand for retail, dining, and entertainment options nearby, including new luxury housing developments from Fort Washington-based Toll Brothers.

Providence Town Center’s current tenant lineup includes Wegmans, Dick’s Sporting Goods, Best Buy, HomeGoods, Raymour & Flanigan, Old Navy, Five Below, Chipotle, and Five Guys.
