Two Montgomery County Towns Are the Wealthiest in Pa., One’s Median Annual Income Is Nearly $350,000

Using U.S. Census Bureau and Redfin data, editors at Suburban 101 have listed Pennsylvania’s 10 richest towns, with two Montgomery County inclusions. Joselynn Chua reported the results.

The ranking resulted from an analysis of median household income and home prices, that is, median residential real estate sales figures from March 2022 to March 2023.

Pennsylvania’s richest community is Sewickley Heights, a suburb of Pittsburgh in Allegheny County.

Its median income is $381,964, funds that are needed to, among other things, buy residences there, where dwellings average $1.7 million.

Locally, Villanova made the list at No. 2, propelled by the following statistics:

  • Average household income: $344,997
  • Median sale price of a home: $1,242,000
  • Owner-occupied residences: 94.4 percent
  • Residential educational level: 83.9 percent with bachelor’s degree or higher
  • Population residents under 18 years old: 8.9 percent

Coming in at No 5 was Merion Station, on the fabled Main Line. Its particulars are:

  • Average household income: $288,309
  • Median sale price of a home: $826,000
  • Owner-occupied residences: 93.2 percent
  • Residential educational level: 85.7 percent with bachelor’s degree or higher
  • Population residents under 18 years old: 22.1 percent

Rounding out the top-five communities on the list were Fox Chapel, No. 3, and Edgeworth, No. 4; like Sewickley Heights, both are in Allegheny County.
